The average final list price in 2009 was $183,431 with sellers coming down 6.1% on average
The final median list price in 2009 was $159,000 with sellers coming down .1% on average

Of the 145 sales in the first half of 2009, 73 were bank or government owned and 17 were short sales or subject to third party approval which is more than likely a short sale. Just under 2/3 of the closed sales were distressed sales.

For the first half of 2009 the average sale price was down 18.6% from 2008 and down 35.6% from 2005 - or $95,282 on average. The median sale price was down 24.5% from 2008 and down 38.1% from 2005- or $97,600.

On 7/20/2009 there were 291 active listings with an average asking price of $262,499 and a median asking price of $220,000 (I now exclude CCS listings in my active searches since most of them are pending the removal of some type of contingency most commonly short sale approval)

On 7/20/2009 there were 77 houses pending or CCS (contingent continue to show and most likely a short sale pending bank approval) with an average asking price of $158,848 and a median asking price of $139,900. Of these 77, 33 are bank or government owned and 15 are short sales or subject to 3rd party approval

In 2009 there were 19 more sales than in 2008. The average sale price was down 19.6% from 2008 and the median sale price was down 20% from 2008.

In 2009 houses have been selling within 7.5% of their final average asking price.
In 2009 houses have been selling within 0% of their final median asking price.

As of 01/18/2010 there were 188 active listings with an average price of $221,477 and a median price of $175,450. (Active listings now exclude CCS or contingent continue to show which are usually pending bank approval of a short sale)

As of 01/1/2010 there were 83 houses pending or CCS (contingent continue to show).
