For the first half sales are up quite a bit- just under 33%, but the average and median sales prices are both down from last year- 12% and 7 1/2% respectively. The good news is there have been more dollars sold compared to last year. Especially since the total sales volume has dropped in Orion Township and Lake Orion has dropped every year since 2003. In the first half of 2009 there was $25,042,940 in sales reported to the MLS and $32,746,740 for the first half of 2010. Click here for chart- you may need to disable your pop up blocker For the first 7 months unit sales were up quite a bit form this time last year and average and median sale prices were down some (8% and 3.8% respectively), but not nearly the size of drop we've seen the past few years. Covering the first 7 months the median sale price dropped 14.5% from 2007 and 2008 then another 27.6% last year from 2008. So I guess that makes 3.8% sound pretty good! The positive side of these numbers: this was the first time in a few years that the sales volume increased from the year before- $37,216,100 in 2009 as opposed to $30,620,460 last year. The bank owned sales are on the decline and short sale listings are on the increase. There were 91 bank owned sales through the first 7 months of this year and 93 through July of last year. But there were 59 more total closings this year. There were also 49 short sale closings this year compared to 18 for the same time frame last year.
