Oakland County Michigan Real Estate Homes for Sale

Lakes of Indianwood

Lakes of Indianwood

Lakes of Indianwood is an upscale subdivision (higher priced, larger homes) covering Orion and Oxford townships. The majority of the lots are heavily wooded - some waterfront. There are approximately 90 acres of lakes and streams, 125 acres of wetlands (aka waterfowl habitats), and the Polly Ann Trial runs through the sub.

House ages range from the early to mid 90's until now, and there are still vacant lots available. The entire subdivision is in the Lake Orion school district. Lakes of Indianwood is serviced by city sewer and community water, underground utilities. There is no duplication of houses throughout the subdivision. The minimum square footage requirements are 2400 for a ranch, 2700 for a one and a half story, and 3000 sq. ft. for a two story home. 65% brick, stone, dryvit or a combination is a requirement on all elevations.

"Back in the day" it wasn't uncommon to see sales in the $600,000-$900,000 range and even sales over a million.

2009 there were 14 houses sold ranging in price from $267,300-$459,000. In 2005 the MLS reported 12 sales ranging from $420,000-$839,000 - only 2 houses in 2009 sold for more than the cheapest house in 2005.

Buying an Lake Orion MI Short Sale Listing- What to Expect Between what I’ve heard on TV and radio, read and from conversations I’ve had with clients, potential clients, other agents, relatives, friends… I have learned that there are a whole host of definitions for the term “short sale.” And most of them not very accurate. A […]

Lake Orion MI Real Estate – Short Sales A short sale is when the house is offered for sale by the owner (person as opposed to a bank) who owes more than what is owed. Once an offer is accepted, the bank has to agree to reduce the mortgage payoff. Usually some of the leg work […]

What Exactly are Lakefront Taxes? Is There a Lake Tax in Lake Orion? I’m in the middle of a home search for a buyer transferring to Lake Orion MI. I came across a listing that states you can get lakefront home without the lakefront taxes. In reality it’s an off the water house with a […]

If you have been pre-approved to buy an Lake Orion MI home for X price as long as the property taxes don’t exceed Y doesn’t mean you can qualify for a mortgage for the same price condo. Condominiums in Lake Orion MI tend to have a monthly association fee. If you qualify for a $1200/month house payment that […]

What Sets Me Apart From Other Lake Orion MI Listing Agents? I’ve been showing houses quite a bit lately and have noticed some disturbing trends. Many of these trends are confined to foreclosure listings; or at least I thought the incomplete listings with no yard sign out front and no electricity on in the house was a […]

Southeast Michigan Real Estate Blog- For Sellers

Southeast Michigan Real Estate- For Sellers

Should I stay around for the showing? Many home sellers in Oakland and Lapeer County Michigan ask this question. You should leave and I should not be there either. For the showing you want potential buyers to be as comfortable as possible. You want them to feel free to express any concerns or dislikes to […]

Home prices in North Oakland and Lapeer counties have been increasing- sharply. What you can buy for $200,000 today will probably get $210,000 or even $220,000 this summer..... If a house is slightly overpriced today won't be this summer. Not every seller has the same motivations. Some want to sell quickly. Some want to sell for top dollar and we are now in a market where patience can be profitable.

Seller Concessions Explained- Southeast Michigan Real Estate This is my attempt at a very simplified explanation of what seller concessions are. Example: You want to buy the house you just looked at and want to make an offer of $200,000. You need $5000 in seller concessions (seller paying all or part of your closing costs). […]

Home staging your Oakland County or Lapeer County MI home for sale. At one time it was just part of a Realtor’s job to “stage” a home they were listing- at least in the North Oakland and Lapeer areas that I work in. In those days staging had a bit of a different meaning. I […]

Now your Southeast Michgan house is on the market- beautifully described in the MLS with 25 photos and a virtual tour, sign in the yard with color flyers in the box (again- beautifully described), full color ads all over the internet. Everything is going along just like your Realtor told you it would. And now the […]

Southeast Michigan Real Estate Blog- For Buyers

Southeast Michigan Home Buyer Information

Is My Listing REALLY Overpriced? It seems lately the explanation that comes with a low ball offer is that the house (my listing) is overpriced. I guess soooo grossly overpriced that your buyer chose it as their favorite. I understand a buyer submitting a low offer trying to see what they can get it for. […]

Oxford MI Home Sales- Trend or Anomaly? Trend! You can see from the charts below, the average sales price every month in 2013 beat the same month from the previous year. When you compare 2012 to 2011 you can see the lines criss crossing, but 2012 prices were higher than 2011 more times than not. […]

Oxford MI home sales - units, prices and total sales volume were up significantly (2013 over 2012). Unit sales in 2013 were up 16% from 2012. The average sales price was up 21% from 2012 and up 26% from 2011. Volume sales were up almost 22 million from 2012 and distressed sales were down significantly. […]

It doesn’t exist. But that is too short of an answer to make an entire blog post! Unless you have an unlimited budget, and location is no object, your dream home really doesn’t exist outside of your head. The location for the dream home in my head changes often. Depending on how cold it is […]

The Perfect House Probably Does Not Exist Even with the low inventory in North Oakland and Lapeer County MI, I still consider this pretty much  a buyer’s market. Prices have been increasing pretty rapidly, BUT are still quite low compared to peak times as are interest rates. And there are good houses out there, but […]
